The U.S. Department of Homeland Security (DHS) has finalized the purchase of a warehouse in Hall County for $68,162,500. The facility is expected to be converted into a regional processing center for Immigration and Customs Enforcement (ICE).

Hall County real estate records indicate the deal between DHS and Delaware-based real estate firm CRP/AI Oakwood Owner, L.L.C. was closed on February 18, 2026. The facility is located along Atlanta Highway, near Interstate 985, in Oakwood, Georgia.

According to published information, the renovated center is expected to have a capacity of 1,400 to 1,600 people. U.S. Representative Andrew Clyde noted that DHS plans to spend $158 million on renovations, with estimated operating costs of $160 million for the first three years. This brings the total initial renovation and operation costs to approximately $318 million, excluding the purchase price.

Currently, the renovation start date and the facility's opening date have not been disclosed. The Department of Homeland Security has yet to provide a specific timeline for the project's rollout.

The project comes as the federal government enhances immigration processing and management capacity in the Southeast, where Georgia serves as a vital transportation and logistics hub.
